Chillicothe’s Tiny Home ordinance was amended as part of Monday’s Chillicothe City Council meeting. The amendments include size and location of the Tiny Homes. Codes Officer Gil Gates says the Tiny Home can no longer be place in the “R” or Residential zoning districts. New Tiny Homes will only be allowed in Mixed Use zoned areas.
Size requirement changed.
Gates says that means they must be at least 401 square feet and no larger than 720 square feet.
Current tiny homes are not affected by the change.
Additional restrictions have been placed on Modular homes and Mobile homes placed within the city of Chillicothe. Modular homes may be placed in residential zoned areas. They must have a pitched roof that has residential-style roofing materials. The main door must face the street, they need to have a 3-foot by 3-foot landing for the stairs, and must be placed on a foundation with the first floor elevation no more than 24 inches above the exterior finished grade.
Mobile or “Manufactured” Homes that are single wide will only bew allowed in mobile home parks.

They must also include an approved tie-down or anchoring system.
